Asset Capturing:
- Operations Team to conduct Asset Capturing, Condition Survey & Asset Verification. This will be checked, verified and internally approved by Engineer/AFM/FM before ascertaining Client approval.
- Once approved by the Client, verified asset register will be forwarded to CAFM team for Spreadsheet preparation.
Asset Criticality:
- Asset Criticality is essential in prioritizing which assets are important to monitor and maintain, therefore identifying critical assets and building an asset maintenance plan is the first step in designing an effective maintenance program that is based on the condition of assets.
- Assigning criticality to assets is part of Asset Management providing a formal means to prioritize work activities and investments and to implement performance reporting.
Asset Tags & System:
- Standard Asset Tags and System is essential in identifying and grouping assets according to function.
- This exercise is an important part in preparation of the Asset import spreadsheet wherein a validation exercise between Site Engineer/AFM/FM and CAFM team member to verify the data before uploading to CAFM. Tags also helps in identifying which PPM should be overridden according to the Frequency of the service.
The approach in setting up Soft FM in CAFMTEK uses a different method. Duty timings is an essential factor that needs to be considered to ensure effective cleaning regime is achieved especially in retail or tenanted areas.
Procedure:
- Ops team to prepare the Scope of Works and define their frequencies.
- CAFMTEK team will prepare the asset register as per the asset types category.
